Frequently Asked Questions
What is snagging?
A structured inspection that documents a property's defects and workmanship issues at handover, so the developer or contractor is on record to rectify them before sign-off.
Does fäm inspect for developers as well as buyers?
Yes. It runs separate service tracks: one for individual home owners taking handover, and one for developers and contractors carrying out substantial-completion inspections.
How long does a Dubai developer have to fix defects?
Under Dubai Law No. 6 of 2019 (Article 40), developers carry a 10-year liability for structural defects from the date of the completion certificate, and a 1-year liability for non-structural, MEP and finishing defects from the handover date. Most snagging findings fall inside that one-year window.
What does the report contain?
A detailed condition report with defect descriptions, supporting photos and before-and-after status tracking through the inspection database.
Is snagging mandatory in Dubai?
No, it is not required by law. But signing the handover acceptance certificate without an independent, documented inspection means accepting the unit in its delivered condition, which weakens your position when defects surface later.
