Editorial Standards

The framework that governs how Real Estate Club Dubai produces its sector rankings and industry reports. Published openly so journalists, evaluated companies, and readers can audit our process.

1. Editorial Independence

Rankings are not for sale. Companies cannot purchase ranking positions, badge tiers, or favourable commentary. Any approach offering payment for placement is declined with reference to this policy.

The "Featured Listing" product available on directory category pages is a paid visibility placement, not an editorial award. Featured status is explicitly excluded from the ranking scoring algorithm — the is_featured field is invisible to scoring code.

Editorial overrides via a bounded manual_boost field (range −20 to +20) are reserved for the Editor-in-Chief and require written rationale stored alongside the score. Any non-zero manual boost is disclosed on the affected ranking page's methodology section. To date, no published ranking has applied a manual boost.

2. Scoring Formula (v2026.3)

The formula governing every published rank position is:

final_score = base_score + manual_boost

where base_score = Σ(criterion_score × criterion_weight) × 100, with criterion_score ∈ [0.00, 1.00] and weights Σ = 1.00.

  • No tiebreaker. Earlier methodology versions (v2026.1–v2026.2) included a tiebreaker_bonus (capped +5 for directory-listed candidates). It was removed in v2026.3 because it introduced a conflict-of-interest signal and an irrelevant internal/external scoring distinction.
  • No engagement bonus. Views, outbound clicks, badge embeds, and verified status do not confer score points.
  • No directory-listed advantage. Companies with a RECD directory listing are scored identically to companies without one. Directory membership is a link-routing detail only (a "Listing Details" link appears on the entry card if a winner has a listing).

The score is provably reproducible from the per-entry score_breakdown against the published weight table on each ranking page. A journalist or researcher can verify the maths.

3. Inclusion Standards

Rankings are industry-wide. Each ranking includes legitimate top performers researched from the entire Dubai sector — regardless of whether the company holds a directory listing with us.

3.1 Minimum viable evidence

A candidate may be included only if all of the following are independently verifiable:

  • Identity: Legal entity (DED trade license or jurisdictional equivalent)
  • Sector relevance: Active in the category being ranked (not adjacent sector)
  • Live presence: Operational website (HTTP 200) within last 30 days
  • UAE tenure: Trade license registration date or first verifiable mention
  • Public footprint: At least two of — industry directory listing, news mention, professional association, regulatory register, established review profile

3.2 Auto-disqualification

A candidate is excluded automatically if:

  • Active regulatory sanction (RERA, DED, CBUAE, DLD, DTCM, DIFC)
  • Legal license suspended or revoked
  • Pattern of unresolved customer complaints
  • Insufficient public data to verify Section 3.1

Each exclusion is logged with reason; companies may request reconsideration via the correction policy.

3.3 Opt-out

A company may opt out of being listed in any RECD ranking by emailing [email protected] with verifiable identity. Opt-outs are honoured within five business days.

4. Verification Standards

Every factual claim about a ranked company must trace to a recorded source. Research agents produce a research_notes.json per category containing per-candidate evidence with source URLs and verification dates.

Hallucination is a publishing block. If a claim cannot be linked to a public source, it is omitted from published commentary — not softened or rephrased. The methodology section may note "data unavailable for [criterion] for [company]" rather than fabricate.

Where the criterion involves a regulatory licence, verification happens at the issuing authority (RERA Mollak public register, DED licence verification portal, CBUAE intermediary register, DLD broker register, DTCM Holiday Home operator register, DIFC Courts Roll of Practitioners, Ministry of Justice register).

Customer-review data is never the dominant criterion. Reviews are noisy and sometimes fraudulent. Where used, they inform sentiment context but not score directly, and are cross-referenced across at least three platforms.

5. Sourcing & Citations

Each ranking page ends with a numbered Sources section citing eight to twelve references used in research. Inline citations may appear in methodology and commentary sections. Accepted source categories:

  • Government regulators — RERA, DED, DLD, DTCM, CBUAE, DIFC, Ministry of Justice
  • Industry associations — UAE Bar, ICAEW UAE, IDA, BPM, RICS UAE, CISI UAE, STEP UAE
  • Peer-ranking directories (legal sector) — Chambers Global, Legal 500 EMEA, IFLR1000, Asian Legal Business
  • Industry publications — Khaleej Times, Gulf News, Arabian Business, The National, AGBI, Property Monitor, Bayut Insights, Property Finder Insights, Zawya
  • Sector research — ValuStrat, Knight Frank, JLL, CBRE, Asteco, AirDNA (where applicable)
  • Company official communications — verified website, LinkedIn corporate page

RECD does not pay for or solicit placement in industry publications. External citation of RECD content is organic.

6. Correction Policy

Errors may be reported via [email protected]. Submission must include:

  • The specific ranking page URL
  • The disputed claim or rank position
  • Verifiable counter-evidence (licence, dated publication, regulator record, etc.)

Response SLA:

  • Acknowledge within 24 hours
  • Investigate within 5 business days
  • Resolve (correct or maintain with documented reason) within 10 business days

If a correction results in a content change, the page's "Last Updated" date refreshes and the change is recorded in a Corrections & Updates log entry on the affected page. If a correction results in a rank-position change, displaced entries are notified by email.

7. Conflict of Interest

The Editor-in-Chief does not hold direct or indirect equity in any company being evaluated in RECD rankings.

RECD operates a paid Featured Listing product on directory category pages. As stated in Section 1 and Section 2, this product is structurally separated from ranking scoring: Featured status confers zero ranking points and is invisible to the scoring algorithm. Each ranking page discloses the count of Featured customers within its Top 10 for transparency.

RECD's revenue model includes affiliate links (e.g., currency transfer, insurance, expat services). None of these affiliates operate in the ranked categories.

7.1 Introducer and referral fees

RECD also earns introducer fees. Where a reader asks to be connected with a professional, we may pass that enquiry to a RERA-licensed brokerage, a mortgage broker or another service provider, and receive a share of that firm's commission if the reader goes on to transact. RECD is not a brokerage, holds no RERA licence, does not sell property, and never charges the reader. No enquiry is passed on without the reader's request.

An introducer arrangement confers no ranking points, in either direction. It is invisible to the scoring algorithm, exactly as paid Featured status is. We do not promote a firm because it pays us, and we do not remove one because it pays us: a ranking that deletes a qualified company on commercial grounds is distorted just as surely as one that inserts an unqualified company. No entry in any published RECD ranking carries a manual scoring adjustment.

A partner firm may therefore appear in a ranking, having earned the position under the public criteria — in at least one case the arrangement began months after the ranking was published. Where a ranked firm has such an arrangement, the ranking page discloses it, counted rather than named, in the same form as the disclosure made for Featured customers.

Individual counterparties are not named, because these agreements carry mutual confidentiality terms; what is disclosed is the arrangement, the categories it touches, and its separation from scoring. Introducer relationships are also disclosed on the pages where an introduction can be requested.

8. Sponsored & Advertising Content

RECD accepts paid placements in two formats: sponsored editorial articles and Featured Listings on directory category pages. Both are commercial products, governed by the rules below. Full formats and pricing are published on our Advertise page.

  • Disclosure. Every paid placement is clearly labelled "Sponsored". Sponsored pages remain fully indexable — transparency is what makes a placement on the platform worth buying.
  • Link attribute. Outbound links inside paid content carry rel="sponsored", in line with Google's spam policies. This protects the advertiser's domain as much as ours; brand visibility, referral traffic and AI-answer presence are unaffected by the attribute.
  • Editorial control is retained. Sponsored or not, every factual claim must be verifiable. We edit out superlatives and unsupported statistics, and we do not publish content outside our readers' interest (Dubai & UAE property, investment, relocation and adjacent services). We decline gambling, crypto-speculation, adult, pharma and unrelated off-topic links.
  • No influence on rankings. As stated in Section 1 and Section 7, sponsorship and Featured status confer zero ranking points and are invisible to the scoring algorithm. Ranking positions cannot be bought.

9. AI / Agent Disclosure

Every ranking, report and guide on RECD is produced through a defined editorial process. Primary-source data is gathered from official records — the Dubai Land Department, RERA, the UAE Central Bank and government portals — and checked against the original record before publication. Automation supports research and drafting; source-verification and editorial review are human, and AI is never the editor-of-record.

Per Section 4, hallucinated content is a publishing block: any AI-surfaced claim that cannot be source-verified is removed from the published text rather than rephrased.

Where rankings reach AI Overviews, ChatGPT, Claude, Gemini, or Perplexity citation surfaces, that exposure is the result of our schema markup and editorial citation discipline — not paid placement, sponsored content, or LLM-vendor relationship.

10. Methodology Versioning

Every published ranking declares its methodology version (currently v2026.3). Per-category configs include a methodology_changelog documenting why each version was issued.

  • Annual review — each December, the prior year's methodology is reviewed. Criteria or weight changes trigger a new major version (v2026.xv2027.1).
  • Mid-year changes — exceptional. They require a public note on affected ranking pages, all scores re-computed under the new methodology, and a changelog entry.

11. Featured vs Editorial — A Visual Boundary

The two products serve different purposes and use different visual languages so readers can tell them apart at a glance.

12. External Companies — Same Standards, No Fee

Companies without a RECD directory listing are evaluated and ranked at no cost. Inclusion is editorial, not transactional. Winners may freely embed their badges on their own websites; the embed code includes a backlink to the ranking page — that link is the entire value exchange.

When notifying winners who do not currently hold a directory listing, we do not condition the ranking on any payment, listing claim, or commitment. A free claim option may be offered separately.

13. Auditability

For each ranked entry, the published page exposes the criterion-level score_breakdown. Where manual_boost is non-zero, it is disclosed with rationale.

Each agent run's research_notes.json is retained for at least three years. Year-over-year change logs (new entrants, drops, position shifts) accompany each annual refresh.

14. The Public Trust Block

A standardised trust block appears on every ranking page:
