That rate is unusually far from anything we normally see — worth double-checking whether the figure is annual and the size is in sqft (not sqm). It is recorded but kept out of the benchmark.
Paying more than your neighbours?
Service charges must be approved by RERA and you are entitled to the audited budget. Here is the route owners actually take.
- 1 Request the audited budget breakdown from your OA / management company in writing.
- 2 Check it against the RERA-approved figure — they are not always the same.
- 3 Unresolved? Escalate to RERA, or file at the Rental Dispute Center.

How the benchmark works
- We compare like with like: same property type, same or previous year.
- Your building first. Not enough submissions there? We widen to your area, then Dubai-wide — and always tell you which.
- We publish the median, not the average — one extreme figure cannot skew it.
- Implausible entries are flagged and excluded from every benchmark.
- Buildings are matched to the DLD project register so one tower does not split into five spellings.
