RECD Rankings Methodology

RECD Rankings are editorial sector rankings of Dubai real estate service providers. Each ranking is reviewed by RECD's editor before publication. This page documents the framework that powers every ranking.

How a Score Becomes a Rank

Step 1

Score on 6–8 Public Criteria

Each candidate scored 0–1 on category-specific criteria, with documented evidence and a source per score. Weights sum to 1.00.

Step 2

Compute the Score

Σ(score × weight) × 100. Public, verifiable data only. Featured (paid) status is excluded from the formula entirely.

Step 3

Rank & Tier

Sort by score. Top 10, then Honorable Mentions, then Sub-Category Picks. Editorial manual boost may apply, with logged rationale.

The Formula
base_score = Σ(criterion_score × weight) × 100
manual_boost = −20 … +20 // editorial only, rationale logged & disclosed
final_score = base_score + manual_boost
No directory-listed advantage. No engagement-based bonus. Every candidate is scored purely on public criteria — the score is verifiable against the published weight table on each ranking page.

Scope

Each ranking covers one sector (Property Management, Interior Design, Real Estate Agencies, etc.). Rankings are refreshed:

  • Quarterly for algorithmic score updates and manual boost reviews
  • Annually for full editorial refresh, methodology versioning, and new year URL

Tier System

  • Top 10 — Highest tier. Badge variants: Gold #1 Silver #2–3 Bronze #4–10
  • Honorable Mentions — 5 entries (#11–#15)
  • Sub-Category Specialty Picks — 3–5 "Best for X" recognitions

Where a sector has fewer than 15 qualified candidates, tier sizes automatically shrink (e.g., Top 7 + 3 Honorable for pools of 10–14). This rule is documented on each affected ranking page.

Inclusion: Industry-Wide

Rankings are not limited to RECD directory listings. Each ranking includes legitimate top performers researched from the entire Dubai sector — regardless of whether the company holds a directory listing with us.

Every candidate is evaluated identically on the same public criteria. Directory membership is a link-routing detail only: if a winner has a RECD directory listing, the entry card shows an internal "Listing Details" link in addition to "Visit Website". It does not affect the score, the rank, or the tier.

Scoring — Public Criteria Only (v2026.3)

The formula is final_score = base_score + manual_boost, where base_score = Σ(criterion × weight) × 100 and weights sum to 1.00. There is no tiebreaker. There is no engagement bonus. There is no advantage for directory-listed candidates. Every company is scored on the same seven (sector-specific) public criteria — the score is provably reproducible against the published weight table on each ranking page.

Featured (paid) status is explicitly excluded from scoring. The Featured listing product is a paid visibility placement on directory category pages; it confers zero ranking points and is invisible to the scoring algorithm. Each ranking page discloses the count of Featured customers in its Top 10 for transparency.

manual_boost is a reserved editorial override (range −20 to +20). It is logged with rationale and disclosed in the methodology section of any ranking page where it is non-zero. To date no published ranking has applied a manual boost.

Sources used in ranking research:

  • Industry associations: UAE Bar, ICAEW UAE, IDA, BPM, RICS
  • Industry publications: Khaleej Times, Gulf News, Arabian Business, Property Monitor, Bayut Insights, Property Finder Insights
  • Company official communications (verified website, LinkedIn)

Editorial Process

Research and draft writing are AI-assisted. All published content is reviewed by RECD's editorial team before publication. No AI-surfaced fact is published without source verification. Hallucinated content is a publishing block.

Correction Policy

Errors may be reported to [email protected]. Submission must include the specific URL, the disputed claim, and verifiable counter-evidence.

  • Acknowledge within 24 hours
  • Investigate within 5 business days
  • Resolve (correct or maintain with documented reason) within 10 business days

Methodology Versioning

Each ranking page declares its methodology version (e.g., v2026.2). Methodology changes are tracked in a per-config changelog. Annual reviews may bump major version (v2026 → v2027). Mid-year changes are exceptional and require public notes on affected pages.

Opt-Out

Companies may opt out of being listed in RECD rankings. Email [email protected] with verifiable identity. Opt-outs are honoured within 5 business days.

Methodology by Category

Each sector has unique evaluation criteria. The weights sum to 1.00 for every category. Every candidate — whether or not it holds a directory listing — is scored identically on these public criteria. There is no tiebreaker and no directory-membership advantage (methodology v2026.3).
