The DLD (Dubai Land Department) transfer fee is 4% of the property's sale price, plus an AED 580 administrative fee. This is the single largest transaction cost when buying property in Dubai.
By convention, the buyer pays the full 4%, though this is negotiable. In some off-plan resale transactions, buyer and seller may agree to split it 50/50.
The fee is paid at the time of transfer at the DLD Trustee Office, via manager's cheque or bank transfer. It must be paid in full before the title deed is issued.
