Traditionally much of old Deira was reserved for UAE and GCC nationals, but newer waterfront schemes — including the Deira Islands development and the Deira Enrichment Project by Ithra Dubai — have opened opportunities for expatriate buyers. Always confirm the title type of a specific building with the Dubai Land Department before purchasing.

Average prices range from roughly AED 700 to 1,200 per sq ft, with overall property prices spanning about AED 300K to AED 5M, mainly across apartments and hotel apartments. This positions Deira among the more affordable established districts in Dubai.

Deira offers some of the highest rental yields in Dubai, typically 7–10%, driven by the highest population density in the city and a large working community. Newer developments near Deira Islands and the waterfront combine these strong yields with better capital appreciation prospects.

Deira is one of Dubai's oldest and most culturally rich areas, centred on the historic Dubai Creek. It is famous for the Gold Souk and Spice Souk, which attract millions of visitors, plus Al Ghurair Centre, while the Deira Islands mega-project is adding new waterfront and retail.

Extremely well — Deira is served by multiple metro stations on the Green Line (Al Ras, Baniyas Square, Union and Deira City Centre) and Union on the Red Line, an extensive bus network and traditional abra water taxis. It is also the closest residential area to DXB Airport, just 5 minutes away.
