Frequently Asked Questions
What is snagging?
A pre-handover inspection to document construction and finishing defects so the developer must fix them before the buyer takes formal possession.
Does GTA test for mould and air quality?
Yes. Mould inspection and indoor air quality testing are offered alongside standard snagging, which is less common in this category.
How long does a Dubai developer have to fix defects?
Under Dubai Law No. 6 of 2019 (Article 40), developers carry a 10-year liability for structural defects from the date of the completion certificate, and a 1-year liability for non-structural, MEP and finishing defects from the handover date. Most snagging findings fall inside that one-year window.
Is GTA licensed by RERA?
The company publishes a number it describes as a RERA company registration. RERA does not operate a licensing register for snagging or home-inspection firms, so we have not recorded this as a verified licence. Ask the company directly what register the number refers to.
Is snagging mandatory in Dubai?
No, it is not required by law. But signing the handover acceptance certificate without an independent, documented inspection means accepting the unit in its delivered condition, which weakens your position when defects surface later.
