What is snagging?
A pre-handover inspection identifying construction defects that the developer must fix before the buyer signs off on the unit.
What is an 11th-month inspection?
An inspection carried out near the end of the 12-month non-structural defect liability period, catching issues that only emerged after moving in and while the developer is still liable.
How long does a Dubai developer have to fix defects?
Under Dubai Law No. 6 of 2019 (Article 40), developers carry a 10-year liability for structural defects from the date of the completion certificate, and a 1-year liability for non-structural, MEP and finishing defects from the handover date. Most snagging findings fall inside that one-year window.
What is in the snag report?

Is snagging mandatory in Dubai?
No, it is not required by law. But signing the handover acceptance certificate without an independent, documented inspection means accepting the unit in its delivered condition, which weakens your position when defects surface later.
