What is snagging?
An inspection, most commonly at developer handover, that identifies and documents defects so the developer is on record to fix them before the buyer signs off.
How soon after handover should I inspect?
Snagify recommends inspecting within roughly two weeks of taking handover on an off-plan purchase, before the developer can argue that defects appeared afterwards.
How long does a Dubai developer have to fix defects?
Under Dubai Law No. 6 of 2019 (Article 40), developers carry a 10-year liability for structural defects from the date of the completion certificate, and a 1-year liability for non-structural, MEP and finishing defects from the handover date. Most snagging findings fall inside that one-year window.
What does a snag report contain?
Each defect receives photo evidence, a location, a severity classification and a recommended fix, compiled into a single developer-ready report.
Is snagging mandatory in Dubai?
No, it is not required by law. But signing the handover acceptance certificate without an independent, documented inspection means accepting the unit in its delivered condition, which weakens your position when defects surface later.
