Studios are priced from AED 985,000 and one-bedrooms from roughly AED 1.85 million at the portal level, which puts entry pricing above AED 2,400 per square foot for the smallest units.

A studio-and-one-bedroom-only building is a bet on renters, not families. Business Bay's residential stock already skews toward exactly that tenant — young professionals working nearby in DIFC and along Sheikh Zayed Road — and the district has little competing family-sized inventory to begin with. Separately, the developer's joint venture with Jacob & Co, Burj Binghatti Jacob & Co Residences, is a 104-floor, 557-metre supertall under construction in the same district, targeted for completion around Q2 2026, with unit types ranging from two to seven bedrooms — a different buyer segment entirely from Skyhall's studio-heavy mix. Running a compact rental-focused tower alongside a waterfront mega-project and a supertall simultaneously is a useful data point on how thinly Binghatti's site management and subcontractor base may be spread across Business Bay in the same delivery window, though it is not on its own evidence of risk to any specific project.
