How many homes were delivered in Dubai in 2026?

59,405 units across 120 residential projects have reached FINISHED status in the Dubai Land Department registry so far in 2026. The monthly breakdown is on this page, and each month links to the full building list.

Why is this number different from the forecasts you see elsewhere?

Most published figures are schedules, not deliveries: they count what developers said would complete this year. This page counts a project only once the registry marks it FINISHED. A tower that slipped to next spring drops out of our count and stays in theirs.

Why do these numbers differ from other "completed units" reports?

Many reports count by the listed completion date. For a building still under construction the registry carries the expected date in that field, so those counts fill up with towers that are months away from keys. We ignore the date field for status and read the status itself.

How many Dubai homes are still under construction?

182 projects covering 42,781 units are genuinely under construction right now — registry status not FINISHED and build progress between 0% and 100%, which filters out both paper projects and escrow anomalies.

How often is this data updated?

The registry is re-synced twice a week, most recently on 17 August 2026. Every monthly page shows its own verification date.

How these numbers are built

A project counts as delivered only when its status in the Dubai Land Department project registry reads FINISHED. We deliberately do not count by listed completion date alone — for buildings still under construction the registry carries the expected end date in that field, which is how delivery figures elsewhere end up inflated with towers that are months from keys. Unit counts are the registry's own per-project totals. The registry is re-synced twice a week and every monthly page shows its verification date.
